Pulse Semi-Industrial Belgium 2015: The semi-industrial market performed well again in 2015

  • The semi-industrial market performed well again in 2015, with a total take-up volume of 1,031,000 sq.m., in line with 2014.
  • Owner-occupier transactions drive take-up, representing 54% of the take-up volume.
  • Mid-market segments performed well in 2015.
  • Prime rents rose to € 60/sq.m./year at mid-year and remained stable since then.
  • The volume invested in semi-industrial properties in 2015 amounted to € 45 million. The lack of offer limits the investment volume.
  • Prime yields for semi-industrial properties currently stand at 7.25% reflecting the lack of product. The prime yield remains under downward pressure.​
