Flanders Office Market Report Summer 2017: Confirmed recovery of the occupier market

  • ​2016 was a record year in terms of occupier demand, boosted by a buoyant Antwerp. Slower start in 2017.  
  • Slight increase of vacancy across cities but likely to decrease in 2017 and beyond due to limited completions, conversions in Antwerp and more occupier transactions. 
  • Higher rents in Antwerp, further increase expected also in Ghent and Mechelen. 
  • Investment activity in 2016 down from the record year 2015. Several large transactions expected shortly, including two logistics portfolio deals. 
  • Yields for every asset types have compressed to all-time lows. Outlook is stable. ​
