Flanders Office Market Report Winter 2017: up to record high thanks to flamboyant Antwerp

  • ​Take-up in Flanders (big 5 cities) in the first nine months of 2017 climbed by 38% y-o-y to 228,000 sq.m. boosted by record high activity in Antwerp. 
  • Vacancy decreased in most cities exception for Mechelen and Hasselt. New developments in Antwerp like Post X and The Link are success stories. 
  • Prime rents stabilised compared to six months ago. Transactions in new projects in Antwerp suggest an increase of rental values by next year. 
  • 2017 will be a good vintage for capital markets in Flanders. Logistics and retail portfolios are actively traded and in Ghent the Zuiderpoort office building – one of the largest in Flanders - has been sold to a US private equity fund.
