Logistics Market Belgium 2017 : owner occupation transactions underpin the market

  • A total take-up volume of 760.500 sq.m. was recorded in 2017, 13% above the 5-year average for the period 2012-2016.  
  • The Antwerp-Brussels axis remains the most important logistics axis in Belgium, closely followed by the E313 Antwerp-Limburg-Liège.
  • Owner occupation transactions, often turn-key projects, represented a larger volume than lettings in 2017.
  • In 2017 over 650.000 m² new logistics warehouses were completed, the second consecutive year that the volume of completions was nearly double the 5-year average.
  • The volume invested in industrial properties in 2017 amounted to € 551 million, a record high thanks to large portfolio deals with international investors.
  • The prime yield compressed to 5.75% and yields are expected to remain low in the foreseeable future.
