Key research findings
The UK captured 57% of European healthcare investment in H1 2024, up from the five-year average of 29%, while the German share fell from 22% to 10%. After a surge of hospital and clinic transactions in 2023, care homes accounted for the vast majority of healthcare transactional volumes (78%) in H1 2024. This is broadly in line with the 2014-18 average.
Similarly to other living sectors, fund managers and global capital continues to grow in prominence, with notable activity from PGIM Real Estate and Warwick Capital Partners in Q2. The European care home prime NIY moved out by 8 basis points in Q2, reaching 5.38%, however, the rate of repricing has slowed, with most markets remaining stable.
